Privately held real estate investment company, focused on building a conservative, transparent & “light touch” investment vehicle for it’s investors. “Light touch’ investors have greater access and input than investing in a public company but do not have the worry of managing the day to day if they purchased the property independently.
The company Geographic focus is (GTA West, Port Credit to Toronto South of the QEW). As well as in, urban towns. Urban areas are very developed, there is a density of human structures such as houses, commercial buildings, “Urban area” can refer to towns as well as suburbs.
Our Property Development Focus
Identification of in-fill properties that can be redeveloped via a major renovation or developing executive semis. The target resale price of the property is $2.5 million as housing above this price point take a significant time to resale.
Model Project: Timeline, 12 months 2 months to acquire from purchase date 4 months renovation 3 months on market to sale 3 months from sale to closing.
Multi-Family Property Management
The focus is to acquisition, redevelopment, repositioning and management of small-market buildings. The reason for a focus on smaller buildings is multi fold:
- Manageable initial investment on building acquisition, enabling diversification through the purchase of multiple buildings.
- Reduced operating costs from not having elevators.
Acquisition – The target buildings are in need of upgrading, are in the 6 to 20-unit range, in up and coming areas. The initial startup target buildings are in the 6-unit range, contain lower store fronts and in some cases contain office spaces above.
Redevelopment – Upgrade the overall building and units thereby enabling rental increases.
Repositioning – Upgrading of the building to appeal to young professionals who see the benefits of living in a smaller building unit. As well as appealing to City planners who are more and more interested in maintaining the historical façade.
Management – A continual focus on obtaining operational efficiencies while providing professional value added management that builds the company brand and customer loyalty.
